One trend in the recent slip in median home prices is easily seen in Charleston. Luxury real estate prices seem to have been untouched by recent declines, as the few “haves” continue to try outbid one another for choice properties. Beachfront, waterfront, near the college, or near the hotels, luxury real estate across the board in Charleston is the bubble that keeps growing. When will it burst? If the past is any indication of the future, the answer is that it probably won’t.

As far as real estate goes, the news in southern Florida these days revolves around Palm Beach, Miami, and Jacksonville. But little sub-suburbs if you will are sneaking under the radar. Take Boca Raton, Jupiter, and Ponte Vedra, FL. Real estate prices in these affluent communities have stayed about flat or even risen while the bigger centers which they surround have seen fast downward spirals in prices. Be it beachfront property, a condo, apartment, single-family home or small business, the best real estate agents will get you more in places like Ponte Vedra or Atlantic Beach than they’ll be able to fetch in, say, Palm Beach.

Jacksonville Real Estate

While half-built condos in Palm Beach, Del Ray, Boca, and Miami have seen drops in asking price of over 30% in many cases, one area where condo prices have held up nicely is Jacksonville. Florida Real Estate is not necessarily all connected, one broker explained to me. The biggest factors in determining prices on new condos are supply and demand, sure, but one the big driver is not the supply built by new builders but the demand shifts caused by demographic changes. In Jacksonville, the economy has grown tremendously as a function of college graduates not wanting to move from this relative young person’s paradise. That translates into a cheap work force, which brings in more employers, which creates a greater demand for decent condo-style housing. This, and not a lack of supply, has been the driver of prices in Jacksonville, and that is why condo prices there will continue to increase.

Water Damage Prevention in General

Your laundry room, basement, and roof are almost as likely to have water damage and leaks as your bathrooms and your kitchen are. So, what can you do about it?

Check your washing machine hoses often for moisture around the ends of the hose and signs of cracking or weak spots. The hose should be replaced as often as is necessary, but this shouldn’t be more than every three to five years.

The water heater in your home can pose problems, as well. If there are areas of rust on the tank or wet areas in the floor nearby, you might have a leak on your hands. Hot water heaters should be located in the lowest level of your home possible, preferably the basement, and always next to a floor drain. If it has to be installed on upper floors, it should be installed inside a large drain pan and the water directed to a drain in the floor. This way, if it begins leaking, it won’t damage your floors or any area of your home on the next floor down.

Your air conditioner collects condensation and each one should have a drain pan line to direct the water collected by your air conditioner.

Outside your home, any low spots around your house’s foundation should be filled in so that water drains away from the house and not toward it and end up seeping in through any flaws in the structure. Caulking around windows and doors should be inspected; if it is cracked or missing anywhere, it’s best to remove it and completely re-caulk it.

The area round your roof should be draining properly and if it’s not, water seeps into the wood and causes it to rot. A leaky roof can be a definite cause of water damage and is another thing that is not uncommon. Keep your gutters and downspouts free from leaves and other debris that can prevent the water from leaving the roof efficiently. Don’t walk on your roof unless you have to for repairs and it could be wise to invest in a roof preservative to help limit the amount of water your roof sponges up. Wood soaks up water pretty easily and if you want to prevent water damage to your home, it’s a good idea to get a sealant for wooden areas of your home that are exposed to the elements.

Pictures on the internet of anything are in abundance, including where you are thinking about staying for your next vacation.  Smart vacationers check out the local long before they make reservations to be sure that the area is nice.  The atmosphere friendly and the environment clean, beautiful and safe for the whole family. The public can help by posting their own vacation gulf shore pictures online when they return.  The more we can expose the new and improved gulf shores to the online community; the sooner people will realize that it is truly a one of a kind experience for a vacation.  Whether you are there to enjoy the pristine beaches, the incredible golfing or the many restaurants and shopping opportunities, it is there for all to enjoy.

The Changing Face Of The Undocumented Immigrant

Much has been written in the recent days about the recent Attorney General Law Enforcement Directive and how it will impact the undocumented immigrant.  This article is intended to give an overview as to what impact the new directive will have.  Naturally, with any new policy the method and manner of implementation remains to be seen.  As written the directive provides in part that…”after an individual has been arrested for a serious violation of State criminal law, the individual’s immigration status is relevant to his or her ties to the community, the likelihood that he or she will appear at future court proceedings to answer State law charges, and the interest of the federal government in considering immigration enforcement proceedings against an individual whom the State has arrested for commission of a serious criminal offense.  When there is reason to believe that the arrestee may be an undocumented immigrant, the arresting agency is responsible for alerting federal immigration officials, the prosecuting agency, and the judiciary.”

For the purpose of the directive the definition of a “serious violation”   Shall mean any indictable crime, or for driving while intoxicated.  If a person is arrested (as contrasted with convicted) the arresting officer, as part of the booking process , shall inquire about the arrestee’s citizenship, nationality and immigration status.  If the officer has reason to believe that the person may not be lawfully present in the United States, the officer shall notify Immigration and Customs Enforcement during the arrest booking process.

The are a number of potential problems that an undocumented immigrant faces with this requirement.  First, the triggering notice requirement is the arrest rather than the conviction.  Hypothetically, an arrest that eventually does not produce a conviction will have the same impact as arrest that results in a conviction.  Therefore, it is incumbent upon law enforcement not to use a less than solid arrest for the sole purpose of shaping immigration policy.

Second, if the “reason to believe” standard is wrought with the potential for abuse.  The are absolutely no checks or balances to hold an officer accountable under this nebulous standard.  How can anyone question an officer’s subjective belief?  While prior directives along with this new directive prohibit racial profiling and the consideration of a person’s race or ethnicity as a factor in drawing an inference or conclusion that the person may be undocumented, there is really no safe guard to protect persons from such behavior.

In short we must all rely upon the honesty and integrity of law enforcement to adhere to the letter and spirit of the directive.  After all, this is the foundation upon which America was built.
